- All guests must be 21+ or accompanied by a parent or legal guardian.
- No smoking, candles or any open flames allowed inside.
- Any evidence of smoking or vaping tobacco or cannabis products inside the tiny house will result in an additional $100 deep cleaning and deodorizing charge.
- Quiet hours between 10 PM and 8 AM. Noise travels very easily across the water so please be mindful of our lake neighbors.
- We enforce our cancellation policy. Please review the policy and consider purchasing travel insurance for greater refund flexibility.

Guests have complete access to the entire tiny house with stunning lake view, outdoor patio with picnic table and dedicated waterfront area with Adirondack chairs and fire pit. Guests are also able to enjoy our shared sandy beach with swimming area and boat launching area with kayaks and a canoe (available May - Oct).

My husband and I were in a much needed weekend getaway and this place was perfect. Peaceful, private, beautiful surroundings and great area. Had nearby restaurants that Kevin recommended that were really good. It is the perfect spot to disconnect to reconnect.

Had a great time honestly — wish the lake wasn’t frozen but it was still breathtaking.
I slept like a baby and enjoyed the quiet atmosphere. It felt great to get away from the busy lifestyle and relax for a bit.
My wife and I enjoyed the stay — will be back again!

I love this Airbnb! It's right by the lake with a clear window view! It's in a prime location close to the cities of Niantic and Mystic. The RV was clean and well decorated. Kevin was very responsive and answered messages quickly, day and night. I had a few minor problems that were quickly and adequately addressed.

This is our second time staying at one of Kevin's tiny homes, and once again we were impressed by the attention to detail. The unit has all the essentials for a cozy winter getaway, and we were pleasantly surprised by the readily available heating and hot water in the tiny home. For an extra-cozy vibe, we brought microwaveable popcorn, fuzzy UGG slippers, and some favorite spices for cooking, and hot chocolate from home. We look forward to returning in the future - thanks, Kevin and team.

Beautiful little place that matches the pics and description perfectly. Probably the cleanest Airbnb we’ve ever stayed in. Kevin is a great host…responsive, proactive and made everything easy.
